Copenhagen, Denmark-based PropTech startup Cortas has raised €1.47 million (DKK 11 million) in Pre-Seed funding to develop an integrated property management service and technology platform for institutional real estate investors. The round was led by PSV Tech, with participation from JRNY Capital, EIFO and founders of Danish fintech company Flatpay and electric vehicle charging platform Spirii. The investment will support further development of Cortas’ software, team expansion and growth in the Danish property management market.
Founded by Christian Pind Schmidt, CEO, and Frederik Buchardt, COO, Cortas aims to bring property management operations and the technology supporting them under one company. Both founders previously worked at Danish real estate investment firm Thylander Group, where they gained experience with the fragmented software systems and administrative processes used across the property sector.
Combining Property Management Services and Technology
Property management companies typically rely on multiple software providers to handle tenant communications, accounting, maintenance and reporting. These systems often operate independently, requiring property managers to move information between platforms and coordinate administrative tasks manually.
Cortas is developing a different operating model by combining property management services with proprietary software. Rather than selling technology to existing property managers, the company uses its own platform to manage clients’ properties directly, bringing operations, accounting and data analysis into a single service.
The platform includes tools for tenant support, maintenance coordination, move-ins and move-outs, bookkeeping, rent management, budgets and financial reporting. It also provides analytics, benchmarking and ESG-related data to help institutional property owners monitor their portfolios and make operational decisions.
Although Cortas describes its approach as AI-native, the company does not position AI as a solution to every property management task. Instead, it aims to use AI and conventional automation where they can improve efficiency, while retaining human expertise for work requiring specialist knowledge, judgment and relationships with property owners and tenants.
Funding to Expand Operations in Denmark
Cortas is initially targeting Denmark, where the annual property management market is estimated at between €270 million and €400 million, according to EU-Startups. Established providers, including DEAS, Newest and CEJ, account for more than a third of the market, creating an opportunity for new companies seeking to offer alternative operating models.
Since June 2026, Cortas has developed its initial software platform and operating model and signed its first customers among property investors. The company plans to use the Pre-Seed financing to strengthen its technology, recruit additional employees and expand its services to more institutional real estate owners.
The investment brings together Nordic venture capital firms and entrepreneurs with experience building technology businesses. PSV Tech led the round, while JRNY Capital, EIFO and founders of Spirii and Flatpay also participated, according to the combined reporting.
With the new funding, Cortas aims to establish itself in the Danish property management market by integrating operational services, accounting and technology within a single organisation.
